If you feel the value disclosed on your valuation and rate notice is not a correct reflection of its market value, as at the date on the notice (1 January 2024), you can lodge a valuation objection.
If you want to discuss your valuation prior to lodging an objection you can submit a property valuation enquiry.
You must lodge your valuation objection with Council within two months of the date the valuation and rate notice was issued.
The objection period for the Whitehorse City Council will finish at close of business on Monday 18 November 2024. Should you wish to discuss your valuations with a Valuer-General Victoria appointed valuation contractor after this date, you may still do so.
You may lodge your valuation objection with Council either:
- Online via the Valuer-General Victoria rating valuation objections portal or
- Downloading and completing the objection form

You will need the following information from the Valuation and Rate Notice:
- Assessment Number
- Site Value
- Capital Improved Value
- Net Annual Value
- Issue Date
Council does not determine the valuation objection, it is determined by the valuer appointed by the Valuer-General Victoria, who has four months to determine the objection.
Lodging an objection to a valuation is a formal administrative process governed by law and recognised by the Victorian Civil and Administrative Tribunal (VCAT) -Land Valuation.
Rates must be paid by the due date.
Regardless of any objection to the valuation, rates must be paid as assessed by the due date, otherwise interest may be charged.
