A landscape plan provides a response to the state and local planning controls and policies. It is part of the application requirements for Council.
To determine if you need a landscape plan as part of an application, you should speak to a planning officer. Do this before you prepare and lodge a planning permit application, especially if your site is within a SLO, VPO, ESO or BMO and for all sites over 4000 square metres.
Developments needing a landscape plan include:
- residential developments
- apartments
- multi-unit developments
- commercial and
- industrial sites.
They will also be needed if you are planning to remove multiple trees or are in an area with environmental or landscape significance.
Some properties have overlay controls that impact significant trees or landscape character:
- Significant Landscape Overlays (SLO)
- Vegetation Protection Overlays (VPO)
- Neighbourhood Character Overlays (NCO)
- Environmental Significance Overlays (ESO)
- Bushfire Management Overlays (BMO)
- Heritage Overlays (HO)
